Washroom refurbishment for council in London

Overview

Focus Washrooms were commissioned to reconfigure and refurbish the main ground floor washrooms at Brent Council's busy head office. The extensive project involved stripping out the existing washrooms and partitions, installing new walls to form optimised layouts and fully refurbishing the male, female, accessible and baby change washrooms.

The challenge: Vandalism and maintenance issues

As a heavily used public and civic building, the client needed to overcome ongoing issues with vandalism, particularly around the taps and hand-washing stations.

Additionally, the client felt that ease of maintenance had been overlooked in previous refurbishment projects, leading to long-term operational challenges. Focus Washrooms used our 22 years of commercial experience to ensure every specific security and maintenance concern was solved through smart design.


The design: Smart alternatives and premium finishes

During the initial tender review, our design team identified several areas where layout improvements and cost-saving measures could be introduced without compromising on quality.

Overcoming supply chain delays

We proposed alternative high-performance cubicle and sanitaryware products manufactured directly within the Focus Washrooms facility. By utilising our own stock, we gave the client complete confidence that the strict project timeline would be met, removing any reliance on unpredictable third-party suppliers.

Balancing durability with luxury

To transform the space into a premium executive environment that could also withstand heavy public use, we selected robust, tried-and-tested materials:

  • Sense of space: Large 800 x 800mm wall and floor tiles were installed to create a bright, spacious and high-end user experience.

  • Design features: To break up the modern concrete-finish tiling, we introduced colour-contrasting splashbacks behind the hand dryers as a striking visual feature.

  • Expert colour matching: We provided precise colour matches across all alternative products, including the advanced cubicle systems and integrated duct panelling.


The result: Completed ahead of schedule

The entire washroom transformation was completed before the deadline. The project received outstanding feedback from the client team, with the project Cost Consultant commenting:

"The refurbishment looks great and many thanks to all involved on a successful project."

By blending vandal-resistant technology with a luxury aesthetic, the new Brent Civic Centre washrooms are built to perform for years to come.
